Tribal Enterprises Report, 2024

SCP Tribal Consultants has published its 2024 Tribal Enterprises Report, which tracks tribal enterprises, investments, and programs in U.S. Indian Country.  Our tribal enterprise tracking supports our work with tribal nations for economic development and specific project planning and implementation.  Over the past decade, the global changes to supply chain, national energy imperatives, and reshoring of key industries, has created a myriad of new opportunities for economic development among U.S. tribal nations.

 

Tribal enterprises tracked in our report range from tribal casinos and c-store / truck stop travel centers, adventure recreation, and other hospitality properties, to commercial businesses, construction companies, and Tribal SBA 8(a) investments.  Tribal investments beyond casinos and c-stores (and truck stops) include destination golf courses, agricultural operations, cannabis growing and retail facilities, and many other asset classes.   Tribal Enterprises also include facilities and programs operated for community benefit including health care venues, tribal housing, senior housing, and industrial real estate.

Our research unit also maintains a database of U.S. government grant and other funding programs for Indian County, applicable to tribes and tribal enterprises.   We have started to post updates to these grant programs to this website as we become aware of changes or new opportunities.

 

Our Tribal Enterprises Report limits its tracked enterprises and investments to those disclosed by tribes and pueblos in their websites, local news reports, and 3rd-party websites and media, as well as our own field visits.  We also review Indian Country-focused websites maintained by the Department of Interior and other government agencies.

Tongue River Reservoir RV Campground

aec   North Cheyenne Tribe  |  Feasibility study and rapid-prototyping conceptual design for RV park section of planned adventure park, exploring recreational vehicle amenities associated with the park.   Situated in a portion of a major tribal landholding at or about the Tongue River Reservoir.

 

Illustration work shown here is a product of aec‘s Rapid Prototyping Unit, combining feasibility results with preliminary project scaling, layout, and overall guest experiential design – created to assist Ownership group in confirming design intent and project budgets.

Mercado del Lago Shopping Center

Santa Margarita Co.  |  Leasing plan and financial analysis for planned shopping center in Rancho Santa Margarita, California.   A focus of the financial work was ongoing evaluation of various tenant leasing deals and their impact upon overall project investment yield.   Anchor tenants, in-line tenants, the ancillary pad tenant (a c-store fuel station), were each review as negotiations proceeded.

 

Extensive financial analysis was prepared in collaboration with client organization’s CFO, in tandem with ongoing land use master planning and experiential design efforts for this town center facility in the heart of this highly-successful master-planned community.

 

The City of Rancho Santa Margarita is a result of a handshake land deal where James C. Flood and Richard O’Neill, Sr. purchased the property and later, O’Neill deeded his land holdings to his son, Jerome.   Under Jerome O’Neill’s leadership the ranch was expanded to 230,000 acres and spanned three counties.   The holdings later become home to such communities as Mission Viejo and Rancho Santa Margarita.

 

The Rancho Santa Margarita landholding traces its history to the Shoshonean Native American Indian tribe known as the Acagchemen. The community is situated along the foothills of the Santa Ana Mountains, master planned as an urban village.

StoneCreek Partners acted as Real Estate Consultants to Santa Margarita Co., in its development of Mercado del Lago shopping center, for project feasibility, development leasing, and pre-opening facilities management matters.

Kuki’o Beach Resort at Kuki’o Bay

Destination resort with “resort residential” housing product.  Feasibility analysis including market study, financial projections, and facilities recommendations, for proposed 660-acre resort and timeshare development on the Big Island of Hawaii. The Kuki’o Beach Resort is adjacent to the Four Seasons Hualalai Resort and situated along the Big Island’s Kona Coast.

 

Our hotel development consulting work was completed in support of an overall master plan for development of the property, to include low-density residential, golf, and hotel facilities.
