Tribal Enterprises Report, 2024

SCP Tribal Consultants has published its 2024 Tribal Enterprises Report, which tracks tribal enterprises, investments, and programs in U.S. Indian Country.  Our tribal enterprise tracking supports our work with tribal nations for economic development and specific project planning and implementation.  Over the past decade, the global changes to supply chain, national energy imperatives, and reshoring of key industries, has created a myriad of new opportunities for economic development among U.S. tribal nations.

 

Tribal enterprises tracked in our report range from tribal casinos and c-store / truck stop travel centers, adventure recreation, and other hospitality properties, to commercial businesses, construction companies, and Tribal SBA 8(a) investments.  Tribal investments beyond casinos and c-stores (and truck stops) include destination golf courses, agricultural operations, cannabis growing and retail facilities, and many other asset classes.   Tribal Enterprises also include facilities and programs operated for community benefit including health care venues, tribal housing, senior housing, and industrial real estate.

Our research unit also maintains a database of U.S. government grant and other funding programs for Indian County, applicable to tribes and tribal enterprises.   We have started to post updates to these grant programs to this website as we become aware of changes or new opportunities.

 

Our Tribal Enterprises Report limits its tracked enterprises and investments to those disclosed by tribes and pueblos in their websites, local news reports, and 3rd-party websites and media, as well as our own field visits.  We also review Indian Country-focused websites maintained by the Department of Interior and other government agencies.

Master-Planned Community – Builder Sales

Acted as a master-planned community consultant to JMB Realty in connection with ongoing build-out of this major Orange County planned residential golf community.   Focused residential product and financial analysis in support of ongoing builder sales program, at this resort-style master-planned golf community in Orange County, California.   Financial analysis in support of residential product concepting, subdivision build-out, for Owner’s land development team involved with planning and developing this master-planned Orange County community.

 

Working with project team members including land planning, civil engineering, entitlement representatives, and in-house client project management and financial staff, the various financial analysis included builder residual calculations to support land sale negotiations to third-party home builders.

 

Coto de Caza is one of Orange County’s leading master-planned communities. The MPC includes golf courses, equestrian facilities, horse trails, and extensive pathways and hiking trails for residents, all in one of Orange County’s more rural settings.

U.S. Acquisitions Program – Owner Representation

Nissho Iwai American Corp. (Sojitz) |  Acquisition program representative for U.S., for Nissho Iwai American Corp. (now Sojitz Corp.)

 

StoneCreek Partners was retained by Nissho Iwai American Corp. (NIAC, now Sojitz) as owner’s representative for their North American acquisitions program. The retainer relationship included solicitation and screening of investment proposals, initial investment suitability and feasibility evaluations for NIAC, and in select instances, preliminary deal structuring and due diligence support for prospective acquisitions.

 

Two select examples of additional detailed due diligence support were Calhoun Beach Club and Condominiums situated along the shoreline of Lake Calhoun in downtown Minneapolis, Minnesota, and, Newport-Banning Ranch located in Newport Beach, California. Sojitz was formed in 2004 by the merger of NIAC and Nichimen Corporation.

Feasibility & Due Diligence – Victoria Beach Mixed-Use

Kwara State (Nigeria)  |  StoneCreek worked with regard to this Kwara State parcel, in our capacity as global real estate consultants.   Initial feasibility study and conceptual design for proposed mixed-use development on Victoria Island (Lagos), Nigeria.  Work also included a proposed ground lease and deal structure for involvement of third-party developer.
